Neighborhood highlight: Halcyon

Having just broken ground in February 2016, Halcyon is the latest in a string of five upscale mixed-use developments transforming the Georgia 400 corridor.

Located just off the intersection of Georgia Highway and McFarland Parkway, Halcyon will feature some of the newest topnotch shops, restaurants, entertainment, office spaces, and residences in south Forsyth County.

Halcyon follows in the footsteps of Avalon, another mixed-use development in Alpharetta. Like Avalon, Halcyon will combine nature, design, and leisure all in one place. Once completed, this upscale, 135-acre development will welcome families and professionals looking for a vibrant urban community to call home.

The community puts a big emphasis on nature. Up to 50 acres will be devoted to green space. In addition, the Big Creek Greenway natural wilderness preserve leads directly to the community and give residents and visitors more than 40 miles of beautiful trails on which to enjoy walking, jogging, or biking.

Homes and real estate

According to an official news release, the first phase of this project is set to open in the fall of 2017 featuring a town center filled with high-end retail, restaurants, an entertainment center, as well as its first set of loft office spaces.

Halcyon is a joint venture between successful real estate investment and development firms RocaPoint Partners based in Atlanta and The Georgetown Company which is headquartered in New York City.

They will make 6 million square feet of retail available and up to 7,000 residences composed of single-family homes, townhouses, and apartments developed by Monte Hewett Homes and Edward Andrews Home. The price of residential properties will start at the high end of $400,000.

Halcyon will also have two premium hotels with more than 700 rooms.

Top-ranked schools near Halcyon

Aside from the high quality of life it promises and the employment opportunities it will generate from the influx of large companies, Halcyon is expected to attract residents because of the quality of schools found in Forsyth County.

In Niche.com’s 2017 survey of the Best School Districts in Georgia, Forsyth County placed 4th out of 179. It received a grade of A+ for academics, the college readiness of its students, and its health and safety record.

Recent community updates

  • In April of 2017, Halcyon’s greenway reached a major milestone when it received its retaining wall permits – a crucial part of completing the greenway’s trails.
  • In October 2016, Halcyon nabbed its first anchor tenant, CMX. The high-end movie theater chain is expected to be a focal point of the retail district with the stunning design of its two-story, glass-enclosed lobby.

    According to a news release, the theater will boast 10 movie screens and serve gourmet dishes and handcrafted cocktails. It also features 500 fully reclining luxury seating complete with service buttons, tables, and shelves for personal items.

Mixed-use growth along Georgia 400 highway

The construction of more and more mixed-use developments into the far reaches of Atlanta represent a growing trend toward new urban centers that officials are expecting will spur further growth and development among existing cities and small towns located along the Georgia 400 corridor.

These cities and towns include Alpharetta, Milton, Cumming, Sandy Springs, Smyrna, Roswell, and others. The proposed Riverwalk Village in Roswell is another one of these mixed-use developments.

Officials are also hoping that the growth of these mini-cities will eventually make the prospect of extending the Metropolitan Atlanta Rapid Transit Authority or MARTA lines to these towns more viable.
